Hi everyone

I signed up to idxpro.com and was disappointed.

they don't include these property types in their search;

Residential rentals
Commercial industrial search
Commercial lease
Business search

this eliminates half our clients, when I asked their techs about it, they blamed my local mls, saying they don't give the feed to those types.

that's not true because idxsearch.com services our area and includes commercial search but... not rentals..

also, idxpro does not have the option to have multiple customizable search pages, for example, a condo search page for a site on condos only, etc...

they did have the benefit of the office edition which allowed me to add as many agents as possible for $20 each.

But price is not as important as features, so does anyone know a better idx provider?

I use Birdview Technologies for my IDX, here is what you can search for on my site from my MLS feed. Your MLS may provide more or less.

Single Family
Condo/Townhouse
Vacant Land/Lot
Commercial/Industrial
Muti-Family
Farm/Ranch
Water Front/Vacation
Rental/Lease
Investment/Income
Mobile/Manufactured
Model/New Construction
Time Share
Adult Community
Waterfront Lots
Co-op

They can set the IDX to your site so that it does not look framed in. They even have various lead captures to the IDX that you can customize, for example you can let people search and view homes but if they want to click on the neighborhood info tab for neighborhood statistics you can set it so they need to register. Once they register you can see when they are online and the homes they are looking at.

They just added a mapping feature the past few weeks but for me it doesn't apply because my MLS won't release the addresses.

I sent them a contact request, I'll wait to hear from them

I saw that mlsfinder came close but no rentals either

is birdview the only one that has all the property types? Im looking to compare a few so I can have alternitives

For 2 MLS feeds, neighborhood info, there lead management and paying for the year upfront was about $1,300.

I am not sure what is all out there. I compared everything I could that had service for the MLS's I needed and liked BirdView the best.
