I've been starting to advertise my own listings and selected listings other agents in my office has(with their permission). I've been getting a decent amount of inquiries on this one property. I had an inquiry a $500k property Wednesday night that I took out today to see that particular property and will be getting together next week for some more.

post your listings or your friends listings on there daily. you will get calls. just like any leads, it is on you to sort them and convert the serious leads from the tirekickers.

Works great for me ... on my virtual tours that I use I am able to see where the people come from and there was many a months where the Craigslist links were higher than my public MLS clicks!!! Can't hurt and it's free. When posting with craigslist use the postlets (also free) to make the listing ... it looks a lot better! See one at http://rochester.craigslist.org/rfs/460861862.html compared to the one line ads with four pictures.

postlets.com. Also check out vflyers.com. I like the listing widget at vflyers. Postlet's flyer are classier looking but don't track source of views, vflyer's does (except for craiglists, but I'm pretty sure "other" for source is craigslist).
I also get buyer calls from craigslist the most, including my open houses, I always ask, good source of leads.
My Active Rain blog has been netting the most online flyer views lately, I post my listings using vflyers there.

Works best for lower end stuff and fixer-uppers. Entry level condos/coops or lower priced homes.

I use craigslist for every listing. I've converted quite a few leads to clients from it, and have double ended a few listings as well. Prices have ranged from 250K to 800K. Just like any other leads, make sure you pre-qualify them, and make sure they're pre-approved with a lender before waisting your time.
I've also recently got a 24hr 800 capture line and now use that number in the craigslist ad so I can track where the activity is coming from (flyers, signs, ads, ect). This works well because you can get contacts that might not necessarily want to preview your listing.

I don't post everyday -- once a week is about all I like to do.
The best thing that noone has mentioned is that this consumer is very computer literate. There's a limited amount of the population that knows about it and those are people that are always on the computer. It's getting more well known every month though. I prefer to work with the person that has viewed properties on a ton of different sites and knows the pricing ... they often are less likely to put in unrealistic offers as they know what the market is selling from due to their level of knowledge.

I post a set of listing every 3-4 days and 1 set a day Each set is made up of similiar listings(new/newer construction, waterfront, starter properties, different properties, homes with easy access to highway, regular 4 bedroom 2.5 bath colonials and regular houses). Each set has about 5 properties.

Craigslist will only let you post approximately every 2-3 days. They won't let you post the same one everyday, they'll let you know immediately if you posting to close together.
As for vflyers free version, you can post up to 5 flyers, mine are not linking to one though. I did have one that I had to redo 3 times before it would post the description in HTML, probably lost some coding somewhere. It works now.
I just upgraded my vflyers to pay version so that I could have more that 5 flyers.
I post to craigslist every Saturday morning to catch the buyer's that are planning their day of driving by houses. Never Friday night, it's old news on craigslist by then.
I'm up early so it's coffee and posting time on Saturday mornings.

you can post the same thing indefinatley if you reword it.
i only put some pics of the house, and the neighborhood plus zipcode. i give my 800 number to them. that captures the lead, and gives the customer all of the information that they want to know.

I've posted on craigslist and also included an open house. I think I've had one call from it but will continute to post. It doesn't take much time and it is free.
We did buy a travel trailer over it and mom my bought a car. So people are out there!

I have all mine on there, like others say it's free advertising. I did get a potential buyer, took him out but his credit was not good. I have him on my mailing list for a future deal. I also received a call for one of my referral properties, but no deal yet. I also post thru postlets.

It's even better to use more than just one portal. Especially when all listings are free and can bring you sales or whatever you need. The more offers you see the more opportunities you have and therefore you are the one to choose the best possible options for yourself. Try for example http://www.fusedworld.comand http://www.gumtree.comBoth free

Had a showing this past Friday from a Craigslist post - and another one scheduled for next Sunday (out of town buyer).
House is 400+ - which is more than double that county's average home price.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
