Hi,

I am an agent in Ohio and I have a website that is generating me many leads from all over the country. The premise is that the buyer/seller will be connected with a top producing real estate agent or agent team in their area. If its a buyer lead they are promised to also be set up with a free home search and receive email alerts when a new home matching their criteria hits the market. This should be availble through your local MLS.

The agent must meet certain criteria to receive the lead, such as sell over $10M annualy, have an assistant or sales team for better service, and be licensed for at least 2 years.

My site was more specific to my area, but when I started receiving many out of state leads I have decided to make it a national themed site. I will be taking it offline for re-designing and should be back up and running within 2 weeks.

In addition to the redesign, I will be spending at least $1,000 a month advertising on major search engines so I expect good results.

I'm curious why no one has asked af81 for the URL of his web site (although I might have missed that in reading through the comments). I would want to kick the tires before committing to a referral arrangement. I have a similar arrangement with agents in the southeast to refer my customers (baby boomers who want to retire to golf course communities). I don't know who AF81 is or why he is being so secretive. My name is Bob Hazzard and I am a Realtor in Orlando Florida. The premise of the "relocation" site that AF81 is offering is strangely familiar to the REAdvocate "REexpert" program as advertised at http://www.reexpert.org.

If you are interested in referrals you should visit the website and look around. This is not a "free" program. To join you must first meet their qualifications -- which are not the same as AF81's. The REexpert program is based in Colorado and is designed to provide referrals to the designated "REexpert" in each community. The agreement you enter into provides that upon closing you will pay a referral fee of 20% (yes 20% not 25%) to the company. The company has a Managing Broker so all payments are transacted broker-to-broker in compliance with state regulations. There is also a set-up fee that must be paid by each new member. I believe the current set-up fee is $3,490.00. Now don't have a coronary! The set-up fee does two things: it covers the cost of development and hosting of twenty personalized niche websites, and it separates the wheat from the chaff! This is a one-time fee. It commits you to provide full service to your referrals. If they just opened the door to anyone interested, they would get many who were looking for a free ride but won't or can't provide the type of service the company is looking to achieve. Now let me tell you about their incentive. If you join, the company will reimburse you the fee IN FULL from the company's 20% referral fee on your first few sales. The company isn't trying to "get rich" from the set-up fee, it will make it's money when you close sales! Personally, I'll pay 20% all day long!!!

Does it work? The company was formed by a group of Realtors, Marketing Execs, and Investors a little over a year ago. They ran a test of the concept with about 80 Realtors participating. During that time they were able to refer about 30 clients per month to each realtor (of course this varied by market). The accuracy of client information was about 80% -- which is better than most sign-up websites. In October they completed the test and began nationwide recruiting of participants. The program is now coming back on-line and should be fully operational within the next few weeks. You are welcome to wait to see if it works -- but keep in mind that part of the contract is your right to exclusive territories in your market (based upon population of your market). If you wait the guy down the street might not...
