I am in the process of terminating an offer where the seller has misrepresented and omitted material defects in her disclosure statement. I basically blew $600 (though I did LEARN a lot) as I'd never have gone that far had the true nature of KNOWN roofing problems been disclosed.
If I wanted to be a vindictive S.O.B. is there any legal reason I cannot post the Inspection Report on the Internet provided there is no explicit verbiage in from the Inspector preventing me from doing so ??

It's your report so, legally, you can do what you wish with it (that is, of course, depending on the laws of your state). But what would be the reason for doing so?
If your "beef" is with the seller, posting your inspection report would be pointless (IMHO).

The seller has thus far misrepresented (by omission) tens of thousands of dollars worth of material flaws with the house. Just recently, the inspector did a second Radon test, and came back to us with the news that the results were flawed due to apparent tampering.
Clearly the seller is being less than honest, so If I made the inspection report available to potential buyers, it might save them some grief. There are still fools out there willing to waive inspection to get a good price.

In Pennsylvania, unless specifically outlined in your contract, the report is yours to do with as you wish. It would be courteous to delete any reference to the Inspector, and his/her company (or any personal information identifying them.)
This is not legally necessary, but is good manners.

Home inspections are similar to the reason people lock their homes. This keeps honest people honest and discourages every other scheming sob. so if you put it on the internet how can anyone find it or why would anyone look for it? Thats what inspections are for, exposing the flaws to potential buyers. Look at the bright side, you didnt buy a lemon and it was a cheap lesson.

Actually, in PA, the contract was recently changed to say that the seller's have the right to ask for a copy of the inspection report. Generally they don't, or they would have to disclose everything on it.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
