You know how some lenders can sell or do loans and mortgages in other states with out having to be licensed. I am told that (in the loan world) if you have a correspondent relationship with a bank you are not required to have a real estate license to sell loans. I am not sure if that is 100% accurate. What I am interested in learning more about is getting licensed nation wide. Not to sell regular residential real estate or even regular commercial real estate. I sell Camps, Conference Centers, and Retreat Centers. I get calls to list properties all over the country and what I have been doing so far is calling a commercial firm and referring it out. Sadly I ‘m not a great match maker and some clients are not into who I’ve referred them to.
My question to you guys is: Do you have to be licensed in every state you sell real estate in?
Is there a loop whole that would allow you to take a listing in another state? Some kind of restructuring responsibilities…
Is a real estate consultant required to be licensed?
Is this all a waste of time?

No loop whole I am aware of, and all states have such different laws that it is not practical to practice in all states.

Every state requires an associate to be licensed in the state to do real estate in that state. The general definition of real estate is assisting, directly or indirectly, buyers and sellers of real property.

Most states also limit advertising of their real estate without a license. Most have rather severe penalities for violations, often up to a felony.

Some states have agreements with other states where a licensee in one state can easily become a licensee in another state.

But, licensing in every state is impractical. Many would require individual testing for each state and, often, class time for the state.

Plus, there is the sheer cost of state-by-state licensing fees.

And, to be effective one would probably want mls memberships in many jurisdictions.

But, the biggest practical problem is the sheer difficulty of learning 50 individual state markets and hundreds of local markets.

Above, it was asked about so-called flat fee brokers. None of those have 50 state coverage. They have to license in the states the serve. That's why places Redfin, Foxtrons, etc. are really multi-state regional brokers.
