Hello everybody ... I'm doing my second BPO for MSV. The first one asked for REO comps which was easy enough to understand. This one asks for "Retail Comps". I'm confused as to whether this means regular residential non-REO comps or commercial comps. I haven't been to the property yet but it is zoned residential from the tax records and the previous listing photo shows it to be a small cape cod.

Retails means - non- REO for residential, multi, condo, commercial or etc. You just answer your question - "zoned residential from tax record...cape cod"

Generally, it means resale (owner occupied, etc) or perhaps even new construction (generally not a developer - like a KB, etc) if that's what's going on in those neck of the woods. Good luck.

Has anyone ever had a problem with them? I was told that they sent my check on the 4th but it isnt here. They owe me for 9 $85 interiors and they are starting to make me wonder.

When they ask for REO comps does that mean they want strictly REO comps. My problem is there are much better comps which are closer to the subject and closer to the size of the subject that arent REOs. Thanks in advance.

Not to hijack the thread but I signed up with them a long while back but have never heard from them until today. They sent me 2 broadcasts, which I missed. Are most of their order broadcasted or do they assign directly.

BPO 2 REO 4 $$, they always pay.
MMann1, they always broadcast (at least to me).
MetroVABroker , I didn't get a listing, but have a feeling they have something to give.
ReoArsenal, If they ask for REO comps - give them REO comps and then go with closer and similar in size from all available REOs in the area.

hehe. I did a 10 secound google and think I figures out what MSV stands for. NewBreedAgent go to google try MSV and a combination of either bpo's, Reo or both. Let me know what you come up with. By the way if it is this company I already am signed up with them. Have not heard from them in a long time. I think I will give them a call or e-mail.

How long does it take for MSV to go over an order once its sent to quality control. Ive got this nagging feeling with it just sitting there.
