I keep seeing on these tv shows that buyer's agents are going and meeting with the seller and their agent to present offers themselves. Around here agents just fax offers to each other and never see the seller. On my first 3 deals I haven't even seen the other agent's face until the closing.

How does it work where you're from? I like the idea of presenting an offer myself to the seller.

I'd like to hear more on this to. I listened to a very experienced REALTOR in my area speak to a group and he insisted that presenting his buyer offers to the seller made a HUGE difference in his career and that we should all do the same. The standard is to fax, but he said that's only for lazy agents . . . makes sense to me.

Not sure about your state, but he clued us into the fact that in CA, the DRE allows the buyer agent to present his offer in person to the seller. The listing agent cannot deny you the opportunity to speak to their client (with the listing agent present, of course).

I present all offers in person to the sellers and their agent. I NEVER discuss the offer with the agent over the phone. If they want to see the offer, set an appointment for me to present it and he/she will see the offer at that time.

Some agents will not allow you to present the offer saying they have an agreement with their client that all offers must be submitted to their agent. That is when you need to call their bluff. It's a bluff 99.9% of the time. When it's not a bluff not a problem send a letter for the seller to sign letting them know it is subject to being presented in person and they have declined to see this offer. The seller won't sign it, they want to know all offers.

We used to do that back before there were faxes, internet or computers. I don't really understand why it would help. Back then they didn't usually respond while we were sitting there anyway. We would make our presentation, they would thank us and get back to us later through their agent.

The listing agent cannot deny you the opportunity to speak to their client? Really? what if the Seller refuses?
