Some good ideas. I have done some things in the past that definately got public attention. I always tried to do things that would not compete with the home for attention tho.

I have had live bands, BBQs and even catered events that were by invite only.

They have all been pretty successful as long as I did the pre-event promotion right. However, the one big lesson I learned from doing this kind of stuff is to have TONS of help. Invite all the agents from your office to come and stand around.

In one case, I had a hot dog BBQ at a open house and had T-Shirts made for all the agents who were working it. I had it made up like a world tour thing calling it the "123 Easy Street World Premiere". Then I listed all the homes features, etc. on the shirt. Made some extra and gave them away as door prizes. This was a while back, but as much as a year later, I saw a teenager at the supermarket wearing one of those shirts.

I don't think having all the agents at my office would work out very well.

First, I have 1600 agents in my company, with 500 in my office!

Second, I think all of the agents would be fighting for the same business at the same time. It would be a train wreck.

The bottom line is that if you choose to do a big event, you need the manpower to handle it.

If I have a home full of folks looking at it, I want enough agents to cover it. This is not just about being able to answer visitor questions but about keeping an eye on the sellers belongings. So, with a moment of mental pause, if your in an office with hundreds or more agents, then of course it would make no sense to invite them all.

What makes sense is having enough agents to keep an eye on the home.

I have done open houses like this a few times in the past when homes were moving slowly or there was lots of competition in a certain submarket and getting agents from my office to attend was never a problem.

If you end up with a train wreck, then clearly you asked the wrong bunch of agents to come and back you up.

Are you suggesting that it would be expected for agents to *fight* over clients in the middle of an open house?

As I said, that has not occurred in the past when I have done these kinds of things.

The last time I did this was in 2000 and it went great. Had lots of visitors with 5 agents from my office there to cover it.
