When I started this year in real estate I said to myself that I wanted to close 25 transactions in my first year. I didn't take into account that some of my closings would be list and sell.

So, would you consider getting both sides as 2 or 1? So far, in my first 4 months I've had 3 closings, but I have 3 more coming up.. two of which I got both sides. Will I have 8 or 6 towards my goal?

Each closing there are two sides. I would say you would have eight sides. If you are getting both sides of the commission, in other words as long as you are not reducing the commission then I personally would count that as 8 sides and 17 to go. My first year, I had 10 pendings in the month of Aug. You can still reach your goal.

Are you still putting flyers on Pizza boxes?

a transaction as cool cat said is a paycheck for a side of a deal. ie..... i have 1 deal but i get both sides that counts as 2.

great job man! let that momentum motivate you to crunch out even more!!!!!!!!!!

No, not putting them on pizza boxes anymore. The owner had another Realtor friend who got all pissy at him because he let me do that so he put a stop to it.

I do however leave them anywhere I go. Everytime I fill up my truck I top 3 or 4 of them to the posts by the gas pumps. I've had probably 5 calls this past month from them.. one of which I'll be listing as soon as she finishes the repairs to the home.

Realtors can be such a PIA.

He was probably jealous that you thought of it first. Rather than file it away as a "great idea" for future reference, or ask the pizza guy if he can get in on it too (like alternating months or something), he throws a temper tantrum and acts like a spoiled child.

Yes Realtors can be such pains. I sponsored my neighborhood yard sale this year. Advertised it in the local papers, bought and put up signs with the towns permission and everything. Of course per New Jersey law my signs have to also say my name and Keller Williams Realty, as well as any advertising and what not.

I went to the local grocery stores which have bulletin boards to post things on, and got the store managers to post my flier about the yard sale as well, of course it had my logo on it, per the New Jersey law. Some pain in the butt who I will not name noticed the flier a few days later, and got the manager to take it down, then went around to all the other stores and got them to take the fliers down as well. Talk about a busy body.

The sale was a great success anyway.

Just goes to show you that Real Estate is a ruff business and there are some people out there who try to make it even worse.

If some of those other agents spent half as much time working their business or thinking of creative ideas such as these, they would probably not have enough time to interfere with others! It's downright pathetic. (insert icon for "loser" here)

Many of them don't like any new ideas coming in. They sure don't like it when a new guy with a new company comes in and starts getting business in their area. They think they own the area or something.

Back to your goal:

I work it as a credit for the buying side, one credit for the selling side. If im good enough to take both sides thats 2 credits towards my goal. Thats the way I hanlde it.

It really does not matter how you credit yourself, as its your plan. At the end of the year you are only accountable to yourself.

Each side is a transaction. so you have the buyer and the seller then it is like having 2 transactions.

It offers a free over the phone CMA. I took it out of How to Become a Power Agent in Real Estate by Darryl Davis.

Denham Springs is the town that sits directly east of Baton Rouge. When you leave BR you're in Denham.

I loved that book Shaun. The best I've read so far. I've been using the same flyers with the free over the phone CMA. I even have that on my business cards.

How's it working for you posh? I got a call today telling me I'm going to receieve an offer on a place that I haven't even listed. This lady called me a few weeks ago after she saw my flyer. I gave her some comps and gave her a range of what her place "might sell" for. She called a couple days later asking if I could come out and look at the place and give her a more narrow range. I went out and talked to her... and she told me she wanted me to list it after she got it ready to sell. The yard needed to be cleaned up and cut and some repairs needed to be made inside.

I referred some people to her that could cut the yard and come pick up the logs that were in the yard from trees being cut down. I've talked to her every few days the past couple weeks and have answered any questions she has had.

The guy who did the work in her yard asked her what she was going to do with the property and she told him she was selling it. He wanted to make an offer so she told him he'd have to talk to me (even though I don't have it listed yet). So tomorrow I'm getting an offer and if she likes it I'll go ahead and list it. We weren't planning on listing it for a couple weeks when all the repairs were done.

But anyway.. this story wasn't meant to be so long. I was just trying to say that from this flyer I taped to a gas pump got me a call from an interested seller. I was very helpful to her and now she's loyal to me. I'm finding that little cheap methods of advertising work.

Good job Shaun. As long as a transaction leads me to a closed and funded transaction ie commission in my pocket, I count that as 1 transaction. I am not hitting my numbers goal this year but you sound like you are doing so awesome.
