I just got my broker's Lic'd and I wanted to start A home-based real estate business, Are there any books or advice that you can recommend?

And in regards to A home-based real estate business, what different routes can I take (ie. flipping just one piece of real estate per month) or just be a independent agent..

Books are scarce. At least ones aimed at the home office broker. I searched for a while before I gave up on it.

You can get some fairly good books on brokering in general. The "Broker to Broker" book from NAR is ok... but you can get most of what is said there on the NAR website.

As for your second question regarding route, your going to have to think about what you enjoy most. However, having worked with some investors that "Flip" properties, I think your going to want to consider that one carefully before jumping in. Don't fall into the trap of thinking that as a broker, you can somehow make money simply buying and quickly reselling property.

If your already a pro at reahabing property, working with contractors, ete., etc., etc., then "flipping" might be something you could have some success at.

I'm actually not that experience in flipping, but more in getting listing & advertising & I know for a fact that I don't wanna deal with buyers.....so basically, anything in that field... what do I need to have a home-based real estate business?

If you want to be a one person business then home based is the way to go. If you want to build a multi agent office then you probably should consider another location to preserve your privacy. To get the best tax advantages you will need a dedicated space, separate 'phone, etc. to demonstrate that it is a business not a hobbie. You also need to make sure you are in compliance with zoning laws and can post the state required business sign. I would also strongly recommend an endorsement on your homeowners insurance to cover business use.

You need real experence not books and at least here in NJ you cannot run a brokerage out of a personal residence.

In TN you must provide "proper work space" or environment for all the agents in your office. Not just one desk and a wall of licences above. This also must be in a business location. As far as expierience that James refered to, you cannot apply to be a broker until you have a min. of 2 years experience as an agent.

Here in NJ if I remember right it is ether 3 years or 5 years, not that I really care about that.

i have almost 60 agents and i operate completely out of my home. Everyone is happy, i save 30% of my revenue on overhead by developing my own virtual office.

As in home based business, do you mean you're trying to sell and market your real estate from online or on a website?

If it is, I would recommend online marketing books. SEO is a big thing for that (Search Engine Optimization).
