I am going to send just sold cards to my farm area. I had sent the just listed and want to do the same card which is available stating just sold. Do I just change the amount to the actual amount that it sold and leave everything else the same such as the property's description. Should I mention the time it took me to sell which was within a month? I am also going to send it to a FSBO that I am trying to get.

Thanks, these boards are great help especially when you don't have a mentor.

I would suggest you just change the "JUST LISTED" to "JUST SOLD". I set mine up in Microsoft Publisher and superimpose the word "SOLD" over the "LISTED" in red.

I also do not put the sale price but invite people to visit my website and sign up for sold updates in their area; a good way to add contacts to your database.

It is perfectly o.k. to do so -- send them for properties that you've helped purchase. I do them all the time.

If the house is in a price point that they change over often, don't just do it once -- keep them in your mailing for the next year. The people may not be listing right away and if you're mailing to them for several months ... it might just be the time that they are going to list.

I also do a similair card once sold. I put "---" through the listed and add SOLD!!! at the end! If the days are lower then the average ... go ahead and put them in!

Maybe, subject to any MLS rules at your association against doing that.

In my MLS for example, only the listing broker may advertise as having 'sold' the property, not the seller (buyer's) agent).

I would ask someone that knows before sending any post cards or ads out.

This question was in the NYSAR newspaper last month and the answer was yes, either the listing or selling agent can say they sold the house.

Absolutely! Especially now, when there is so much talk about the market slowdown. Promote it. Think about it, most sellers want to sell quickly and get as much as possible for their home. You're their answer. Why not have some fun with it:

I like the idea of crossing out the "Listed" word in Just Listed and covering it with "Sold"! It makes it look like you listed the home and sold the home too. It is not lying to anyone either. I am going to try that technique.
