Who's letterhead is on the Loan Approval? Is it the Lender's or the Loan Officer's? I'm curious too of the Lender's name? Can you fill us in...

The Lending Company is listed at the top. With the address and phone.
Loan Officer at the bottom.

It's really hard to tell without actually seeing it, personally. Only you can see if the Loan Approval looks like it is coming from an "actual" lender or bank and not from the Loan Officer's office/broker.

It looks legit to me, but again if it weren't I can't imagine why they would string me along this whole time making me believe I could get financed. Wouldn't that be quite stupid? Or maybe there is a reason to why they would do that.

I would beware of the bait and switch. Your rate seems unrealistic in accourdance to your score. It is very common. I would suggest you take the most basic steps to ensure your rate and sale goes smoothly.

[*]Things to do or not to do

Do not buy anything on credit.
Do not open new lines of credit.
Close any lines of credit you have with high available credit limits.
Do not switch jobs.
Do not move a lot of money around in accounts stated for reserves.

There are others I am sure others posters will add. The point is, do nothing to further lower your score.

Here's a few things that I almost always see on a "Conditional Loan Approval" or "Loan Approval" through a Lender...

-Name of Account Executive of the Lender
-Name of Underwriter of the Lender
-Loan Type: i.e., Conventional [Conforming/Non-Conforming], Government, etc.
-LTV or CLTV
-Occupancy
-Document Type: i.e., Stated Income/Verified Assets
-Prior to Docs Conditons
-Prior to Funding Conditions

So I do not know if this is normal or not, apparently everything my agent and lender is doing so far doesn't fit into normal from what I am being told, but thought I would get a second opinion on this from professionals.
I am due to close on my property this wednesday and have NO idea on exactly how much money I am to bring with me to closing! I have a rough estimate from my previous GFE from the other house I tried to buy (which fell through due to a wrong listing of the property) and my lender says its probably close to that but I have to pay my share of transfer taxes and they are rolling in a past due balance of a credit card in to my closing costs now.
So I have no idea on what the figure really should be.
IS this standard as I have heard they might not get you the right figure until the day before closing?
Then how do I know how much I need to write the check for?
If I am short at closing by a hundred or so because they can't get me the right amount what will happen?

Uggghhhh!!!!

Realized I posted this as a response to my own post earlier by mistake. SO I am reposting again. Sorry about that.
Due to close in 4 days, no letter of committment and no GFE for closing costs. Agent is using title company from another state to do closing (is this normal)?
Called agents broker left message of concern as agent keeps dropping off of the radar. Lender says he is working on getting me a GFE. Called title company left message asking what my closing costs will be is that acceptible?

Any suggestions?
