Since I live in IL which has the best Land Trust laws I always use Land Trust in conjunction with LLC's and S-Corps.

Alvin,
He was talking to everyone that reads the thread!

He wants opinions on using Land Trusts as a vechile for investing! He did not ask for information on trusts, just if we promote there use or currently use them.

to the original poster,
yes its a great investment vehicle for real estate. use an LLC to protect your beneficial interest as well.

I agree 100% with the post above make sure to have your LLC be the beneficiary (not you as an individual).

Hello all. Sounds like a great group to ask my question. Been a realtor for past 4 years in Dallas. Moved back to CA (licensed as well) and really have a passion for sub2/land trust technique in addition to educating my clients with options. Im restructing my business to do just that in Los Angeles area.

My questions...
Does anyone have feeback on North America Realty Services (Cal-Equity PacTrust. I read one place the co-beneficiary (buyer) can sublease out to tenant then another place they cannot (must reside in property). Also they require (co-beneficiary) to hold for 2 years? I would think many investors would want to sell faster? Are there any differnt trust agents out there?

Thank you all for your opinions/suggestions especially if you're experienced on this method
