I've got a new one in prelist. Slate tile roof. Signs of leaking and looks like missing/cracked tiles. Tile roofs are very rare in these parts. Can someone give me a ballpark of replacement costs? Just need something to work with on the bpo for it. An input would be appreciated. Any other kind of roof I'm good on just never had a tile one before.

How big is the home? What style of home is it? That may help establish a repair cost.

2098 sf total 1048 base. 2 story typical pitch on the roof. I am looking for both a ballpark for removing the old roof and replacing it with both slate and just composite for the ones that don't like slate. It would be an awesome house if it weren't for the crappy roof and the damage it caused.

I can't even get in the ballpark... but my guess is that when the roof actually does get done when they get the estimate for the slate tile roof that house will be sporting a beautiful new composition roof...

Dollars to doughnuts there's some type of class action suit on the MFG of the tiles and the homeowner got a payout with the promise of another payout in the future. I would ask an experienced roofing person about the product and see what he knows about the MFG. I don't think the payout would do any good for the bank, but it might be a marketable feature for the next owner....

I'd call a local roofer if you haave one you've used in the past - should be able to give you a ballpark for both and give you a better estimate of disposal costs for the existing roof, which could be substantial.

Are you sure it is slate? On older homes, what looks like slate may actually be asbestos tile. That's a whole different matter. Replacing the roof is small stuff compared to disposing of asbestos.
