I took an order from them for $45 for an exterior BPO. It was about 40 miles away, but since I was going that direction for other business I thought sure I'll do it.

I get there and I cant find the road, so I stop and ask. Mapquest was way off! I find the street and am getting closer to my address and then the number jump way past what I am looking for. Anyway, I call EML they tell me to keep looking. So I do. I finally go home 45 min later.

I get back to the office and am doing county tax research. I find it is 110 acres and has 3 houses. I tell EML and they tell me they will put the order on hold until they clarify which house the client wants done.

So yesterday they send me a Tax Id number for which house except they are all under one ID. I inform them of this.

Today they said they want me to combine all three houses.

My question to you guys is, is this normal? This is a rural area but its not easy to find 110 acres just anywhere. Also what would your minimun fee be for doing this? Has anyone neogiated fees with EML? I already have 80 miles into it and still havent found the address.

HELP!

I would just count your losses and tell them to re-assign. Thats just too much to ask.

Same thing happend to me with a boarded up crack house. I knew I was going to have to do both homes on the property, so I just did it, but next time, no way!

Have them re-assign it.

Yeah, reassign, the most they would be willing to pay I believe is $125. That's not enough!

Yeah,

That is why I ALWAYS check the tax records before accepting a bpo.I would rather lose the order than accept an order I will have to work 10 times harder for the same pay.

Always remember "Work smarter,not harder!" and "Applied knowledge is Power!"

Many say knowledge is power and that's not true,many people learn things but never implement or use that knowledge to change there life,without putting what you learn to use the knowledge is useless.

Know you know check the tax records BEFORE accepting.:)

Having accepted, I would take care of the BPO, regardsless of cost or inconvenience. My policy is that I pay for my own mistakes. This has served me well and I highly recommend it.

I have learned a lot from this. I used to check the tax records before I went to take pictures and started working on it, but after I had accepted them. I never thought to check before I accepted the order. I got lazy on this one and I am paying for it. Especially since Georgia's tax records are attached to FMLS it only take a second.

Also, if I ask to have it reassigned will it hurt my rating with them or does it matter since they broadcast orders?

Some companies expect you to check tax records before accepting an order (not those that broadcast). When I take a broadcast order I immediateately check tax records, and if I see a problem, I notify them right away. I have never had an order pulled because of this and have gotten valuable clarifications from it. In a couple of cases, the zip code was wrong and well out of my area. I immediately asked them to re-assign.

If I get through this step and find that there is still a problem, then it is MY problem and I take care of it. Whatever it takes. My Policy. Period.

As Carter said in Georgia we use the realist tax system which is tied directly into our fmls service.So if you have 2 tabs open when the bpo request comes in it takes about 10 seconds to pull the record.It gives us square feet,assesed value,rooms,acreage,mortgage history and deed book and page number among many other things.

I know personally if I pull the record and it lists a builder in there with no other info that it is a brand new home that hasn't been assesed yet by the tax assesor department as they do it only once a year on our area.In that case I would have to call the subdivision office to get files on the size of the models to get comparables.I don't even touch these,too much time and too little money.
