May the most active month ever

"June 5, 2007 -- In May the Toronto Area resale housing market experienced its most active month ever as 11,146 homes changed hands, Toronto Real Estate Board President Dorothy Mason announced today. The total for the month was 18 per cent higher than May of 2006."

If there is approx 24,000 agents with the Toronto Real Estate Board and 11,146 homes sold in May, and the homes sold had one agent each, that means 53% of agents did not sell a house in May.

If half of these homes sold were by the same agent (sell someones house then buy their next house) then 76% of agents did not sell a house in May. Thus, No commission, No income.

If some agents sold a few houses in May, the % of agents who did not sell in May would even be higher.

No wonder there are so many part-timers and the drop out rate is very high.
