What is "updating"
Good suggestions if I just understood what those 2 meant.
Age as in new/newer or is old/older acceptable. Updating as in if the person only wants an older home must it have updates completed and ready for move-in or are the original counters, floors, appliances acceptable if the home is well-maintained and appropriately priced.
It factor is that undefinable, unexplainable thing that makes someone/something/some house the right one for a particular prospect. It is just what makes a home right for a particular buyer and they really won't be able to tell you clearly in advance because they will know it when they see it; it will just feel like home. Basically, if someone puts this as #1 or 2, then you will probably have to show him/her more than 5 houses to find their fit. This is a very nebulous concept, so just leave it off but I thought most people knew what the phrase meant/implied. I hope that I did not confuse you further.
