A thread for comments/questions regarding the Subject book.

I'll start:
Loftis recommends using a buyer-broker who only charges 1/2 commission and then returns the other 1/2 to the buyer as a cash-back windfall. anyone have experience doing this? I can't seem to find a broker like this.

Furthermore, why not just get your own broker's license and take 100% of the commission?

One of the reasons that Buyers agents like that are hard to find is they can not make enough income to stay in bussiness.

And you cannot just go get your Broker's license in every state. Laws vary.

I think its called Work For Free Realty. Yes, the agents bust their hump and feed you the deals, they do all the work, you pay them nothing and than you make the money in the end. Then you tell all your friends how you made "big bucks" in real estate.

Paying non licensed people (such as the buyer) may be illegal in your State. There are very specific laws that address it least in California.

MArealtor, I think Loftis is advocating hiring buyer-brokers and asking them to do nothing but act as the broker. The idea is to do all the prospecting yourself, and then asking the buyer-broker to just sit-in on the transaction and split the commission. so what he is describing just the opposite... "Get Paid for Nothing Realty" would be correct.

What are your thoughts on this book? An investor recently suggested this reading to me. I had searched on Amazon for feedback, but I couldn't qualify anything solid. Please share any feedback that you might have on this book.

I really enjoyed the book. He does pros/cons breakdowns of various real estate investing, and talks about different strategies like pyramiding up, refinancing, or buy & hold. He also talks about finding good properties, valuation, closing the deal, and gives general wealth building advice. Most of the book is structured around the advantages of 2-4 unit residential like relatively easy financing, lower prices, decent rents, etc. And at the end is a very comprehensive summary/guideline to help someone get started. Very good introductory book I'd say.

Loftis is more well known for his "How to Invest in Real Estate Tax Liens," but both are good.
