I had the exact same thing happen to me when I bought my first home in 1994. I purchased the home as a SFR for myself, but it had three kitchens, left over from the previous owner who rented out different sections. Even though I was buying it to live in, the extra kitchens made it "unappraisable" under the FHA loan program I was using. As I recall, I had to switch lenders at the last minute and put more money down. I didn't understand why at the time (I wasn't an agent yet), but now it all makes sense.
