Are there any agents here that sell million dollar homes? How would you get into specializing in selling luxury homes?

Sign up with a brokerage that does a lot of them & be prepared to spend a lot of time learning.

And be prepared to spend serious $ on presentations. Hi end sellers expect to be dazzled at your listing presentation & expect you to spend serious bank on marketing.

Best bet is find a broker who does a lot of these types of listings.

i have never sold million dollar homes, but alot of buyers and sellers that i work with are in the 5-700k range on my high end. 5-700k would be considered higher end, not million dollar homes, but you would be surprised that i found out htat high end home owners are people too, so you can use your listing presentation on them as well.

the best way to sell to them is to live in their neighborhood, that will get you SOME credibility from them, then all you have to do is prove that you are the agent that will get things done for them.

Agreed. When people look for luxury vacation homes, they look for high-end properties that must meet a lot of their requirements. So, presentation is the key to a successful sale.

Equally important, if not more important, is your ability to identify and locate potential buyers. This is a skill that can make a or break an agent. You need to know how to screen buyers who do not qualify financially to purchase such a home and you need to find the buyers who look for exactly what you offer.

We have been selling fractional ownership luxury vacation homes for many years. There are a lot of people who come to us, but they simply don't meet our criteria. What we do is that we refer these interested buyers to other options. You may want to build a network with other agents who sell different tiers of homes. They may have buyers who can afford your homes and they may send them your way.

You have to work hard to establish yourself in that niche market, and it takes time to build credibility. Many times conditions won't allow you to move up to that market or brand yourself within your brokerage successfully, because other brokers already have that market share. They are "the names" to work with.

Yes, living in a million-dollar home does help. Being able to see and be seen at functions where you may meet these buyers is important. A "high profile" definitely helps.

As always, successful people want to work with other successful people who are in their "circle"-- even if they are coming from that circle in another area. They want to identify others who are like them or whom they perceive to be like them.

Many times, the sellers of high-end homes only want to work with a certain brokerage who is identified as handling high-end homes. A lot of times, these brokerages rest on their laurels and don't provide the service that was expected. Many times that doesn't matter, though. It is the perception of working with a certain "element" that is the operative.

We just had an agent who closed on an 8 million dollar home. She met this client at afunction through a freind and has been working them as a prospect for 3 years. Her usual is condos, so this was more or less project since high end priced homes are not the usual for her...for me, I have a plan to make it a goal to have one sale like that once a year, it takes an action plan and work, but you can do it...just don't take it lightly

you just have to target your niche -

Niche marketing works. - advertised in the publication your target reads - network at the events they would attend - ofcourse read a lot of the publications they read.

I have a friend that does a wine club in florida - the memberships do little more than pay for the costs of the club - but he has an awesome contact base.

he does a lot of high end home rehabs - never uses any of his own money and often sells through his wine club contacts
