12 fsbos= 2 listings?

I am an active investor and was convinced to get my license. I leave all of the selling up to a realtor but I heard an interesting comment tonight at class by the guy teaching. He is a very good realtor in the area and he said he gets 2 listings/12fsbos he constantly knocks on. He will choose 12 fsbos and knock on them once every week until the house is either off the market or sold private or becomes his listing. Is that a reasonable ratio or just real estate fluff?

It is possible, IF you have something to offer them. I am able to walk into a FSBO and offer them a free virtual tour on my companys' website to get them more exposure, not to get their listings. I say about how many people do you think will come to your home wanting to buy, lets say 20. How many of those do you need to buy the house, one. So if I provide you with my products and services for free, then explain what I have to offer (prequal and find them their next home and get them their mortgage, get their buyer prequalified and a mortgage) can I have those other 19 prospects. Why wouldn't they say yes, then you have 19 people you can sign up as buyers. AND once their house has trouble selling they will then ask you for your advice on how they can get it sold fast. That is when you sign them up as a client.

The broker I work for is a "one-stop" shop franchise. We offer real estate, mortgage, insurance, title and closing services, and home warranty. We have some of the best tools, traning, and technology I've seen. With the features and tools I have at my hands it allows me to offer clients multiple services, often discounted---if I'm getting the real estate commission I usually give them a break on their mortgage fees. So it is specific to my broker in that respect because I personally haven't seen something that I feel matches what I have now. For people who are interested there are great opportunites, we are membership based so unlike others we don't take the a % off your transactions that other companies do we just charge a monthly fee.

I would bet you as much as you would like. I have no clue who Kevin is. I work with CircleHomes LLC in New Jersey. Not sure where Kevin is from. This is not spam at all. I will be working with Pat Murphy realty in the near future. If I was spamming I would be promoting whatever Kevin works with, but that isnt the case. It was an honest question I asked him and he gave an honest answer.

rwilson99, I apologize for using this site the way it is supposed to I don't know the other user at all and it would be juvenille if what your accusing is correct, however I am proifessional. I only found this site late last night and have been exploring all over it. I was just giving my insight on how you can be successful with FSBO's, next time try to add something useful to the posts, thanks.

Those figures sound realistic to me.
According to NAR (National Association of Realtors) only about 12% of FSBOs were successful in 2006; the rest either listed with a Realtor or did not sell.
Consistency and regular follow up are the key to listings FSBOs.

Interesting. Because I focus on investment properties, I will probably give it a shot on 12 fsbo investment properties in the area. In the future I will try retail listing as well, but I am joining a broker that is 100% investment properties.

Good Luck. Just make sure you take the right appraoch. FSBO's are going to be very cold if they get the feeling as soon as you step into their house that you want their money for you RE commission. Be there to offer them help. Best of Luck.

I deal with people every day that think I want to "take their house" so I am used to it. Skin gets thick in this business. Thanks for the help Kevin. Any idea if there are franchises of your company out in Jersey?
