Are you looking for a Hard Equity Lender? Does your client own the property, or is this purchase money for a rehabbing scenario?

Client owns the property. Appraised value $285,000 Mortgage balance 105,000.

Current mid score of 613, wants 20-25K (80% LTV) willing to secure the loan as a 2nd. 1 Mortgage late in 2006 (in dispute) all other trade lines are current.
