I just recently stated doing pay per click on Google. I am learning as I go and paying for my education. What strategies are you guys using in you pay per click advertising? Do you just pay the most to be at number 1 through 3? What time a day is the most effective? How many words do you go after and how do you select them?

I've been doing ppc on google for around 3 years - the most important part is getting it right! i'm still learning! make landing pages for adword adverts - ie. target the adword to the page - it makes it easy to track and also use channels.

Also, PPC is great, but also do SEO on your website so that it starts to move up, or stay up in the organic search as well. People are getting more savvy all the time about what search they trust.

Thanks for the articles Jim. We have clients that use Google Adwords for our service. The trick that they have learned is you need to put yourself in the shoes of the consumer. What are you really going to type in to find what you are looking for?

Done right PPC can produce a very comfortable ROI ... done wrong it's a waste of money like everything else .... Target your ads carefully.. don't just try to chase the "big terms" everything is bidding on... then... design pages that are specifically about what each ad is targeted to and follow up..follow up..follow up ..

It amazes me how many times I'll click on a PPC link researching things and the landing page has absolutely nothing on it that even remotely references what the ad was for ... Complete waste of money in this case...

Very - very correct, it took me a while to get this right, and it really amazes me too, so many companies lose so many clients this way, and it's costly for them too!!

Target the ad, to the results \:\)

I am doing pay per click for my website on Google. I have garnered 4 leads from my website over the last month and I think it's paying off for me.

That being said, I do a TON of work on my XSite from a la mode and I am constantly tweaking the key words and optimizing it for a good search engine ranking.

Management companies are really inexpensive but will ensure a cost-effective campaign. They'll watch over your ranking to keep you at the top, create and place your ads, and multiple other tasks while keeping you within your budget. So far they seem the best deal to me.

If you do correct SEO then you really do not need to use PPC IMO but it is always nice to back up your bet. Great idea from Heyen to have a good lead capture tool in place.

Well, I haven't paid a dime for pay per click.

I have closed on three properties, am in negotiation with two more...all from the web. (I closed on one other property but that was an office lead). In addition, I have several more buyers right now looking for the "right" property (including two lakefront buyers, who together would total over $1,000,000 when we find what they want)...all from my website, and it's not even COMPLETE...

Only launched my website last August.

If you know your website's conversion ratio, PPC is a goldmine. In real estate, due to the conversion latency (from a visitor surfing your site to closing a sale), conversion ratio may be difficult to pin down. But if you can place a $ value on each visitor, then you can only make money via PPC.

Pay per click is vastly inferior to organic search results.

On a main keyword for one of my sites, I'm #1 for my search results and the #1 spot for Pay per click.

I get 16 times more persons clicking the organic search results rather than the PPC.



So, while PPC may have some use, and some ability to be profitable - I personally would never consider it anything other than a supplement, or temporary measure until you get higher up in the organic search results.

Are you nuts?

The last time I spent $1000 on PPC, I made $20,000 in sales. It took me 2 hours to set up the campaign, and 30 days to get my 20k.

I don't know about you, but if you're not running PPC every single day, you are missing out on some easy cash.

I said:

I make more in a month than what an average person makes in a year thanks to PPC, and that's been true for the last 17 months - so yeah, you can absolutely make a killing without organic search traffic.

Which is superior:
1. #1 for PPC.
2. #1 for organic search results.
3. #1 for PPC AND #1 for organic search results.


Yes, you can make money from doing PPC - otherwise I wouldn't be doing it.

BUT, you are getting the crumbs compared to organic search results. If you think you are making money from PPC, it is NOTHING compared to organic. Organic results stomp PPC into the ground. And again, since you keep glossing over it: Yes you can make money from PPC - otherwise I wouldn't be doing it myself.



Last post by me on this thread (as I suspect you are just trying to run up your post count based off your statements).
And if you aren't just trying to run up your post count:
If people think they are "making fat loot" from PPC and are satisfied with that level of production, - it just means less competition for organic results for me.

So this may be a stupid question at this point, but I guess it's worth it to do both SEO and PPC at the same time to make the most profit? And should I focus my efforts at the start more on SEO or PPC? I know organic results are very important but it seems from what TheRooster is saying that you could make an absolute killing just from PPC if done properly.

I have pretty good organic placement and I use PPC to fill in the weak links and to have my site on the left and right side of the page.

Hello everyone. I think this is my first post on this site but I would like to think I have extensive experience on this subject. First let me say I own a mortgage company and am not a Realtor but have made my career by the principle of reciprocity. I.E. I give leads to the agents that use me. Those of you reading this wondering about pay per click I highly encourage you to do it. In almost 5 years in business I would easily say it has given me over $150K in income and I have probably spent $15K to 20K. As a broker, I lose some of the business I give to my agents because the client had a relationship with USAA or banked with BB&T etc. They do however stick with the Realtor I place them with and would say if I added up all the income from Real Estate transactions, not loans, its probably closer to $250K.

Now, as someone mentioned before you have to be able to get their contact info. Pay per click does no good if you don't have a form that they fill out. My forms are called "Snapshots". Its just a quick down and dirty form that allows me to get some basic info and follow up. Your website has to have multiple places for them to fill out a form or go to the page to fill out a form.

Another tip I can give is that rather then go for keywords for lets says "Fredericksburg VA Homes" or "Fredericksburg VA Real Estate" your better off finding a niche. For example in my area an agent I know whose gross commission was $456K (I'm looking at the C21 online list for Mid Atlantic States) spends $4,500 a month on keywords. I can't compete with that and neither can most agents. What I have done instead is target Subdivisions where people actually want to move. Feel free to check out one of them at http://www.aquiaharbourrealestate.com. What I do now is give one of my agents all the leads for a specific subdivision in exchange they help me fund it. This leads to the next tip...

Get some help paying for keywords. Alot of you probably do the "I have to give three names of loan officers" thing. I'm not here to argue this is right or wrong but imagine I'm sending you a listing and I say "Hey Barbara, you should be getting a call from Mr. Jones today. He's looking at listing his 700K house. Just a heads up I also gave him the name of an assist to sell agent and another guy...you know the three business cards thing." If you commit to a loan officer and he or she is your person you shouldn't have any concern about going to them and saying, "hey I'm trying to get us more business can you chip in 100 bucks a month?" To follow that up, go to your title company. Go to your home inspector. They count on you for business.

In a typical month spending $250 dollars on keywords ($100 from me, my preferred agent and $50 from our title company) we get roughly 12 leads a month. Its important thats its a preferred subdivision in your area. The ones I use are gated, waterfront and big.

We are thinking of starting PPC we have a back end on the site that can handle large incoming leads but we are worried that the site is not ready. We have SEO'd the site and have pushed for organics. Pay per click advertising like any form of advertising is only one source for advertising. Pay per click incurs ongoing expense while organic is pretty much on auto pilot ( no expense ) when optomized.

Yet staying up to date with SEs is time consuming.

only very few will see a return from using pay per click. Once google knows you will pay...

We suggest a more natural approach. Place your link anywhere you can online. Also, have two or three websites that link to each other. Perhaps one a site, one a blog and other your specialty (area, etc.).

PCC is really spendy for the good keywords. I get my traffic through organic search. But I started with PPC, you can find cheap keywords if you do research.

PPC is a great option if you do not have the time to do your own SEO, although the click ratio is 7:1 for organic results to PPC results, but hey its better than nothing.

Facebook has just brought out a PPC service that targets keyword and interest specific facebook user, it looks alright and is allot cheaper than Google.

PPC-

when doing PPC or Adwords the best thing to concentrate on is the text in your advertisement, Adwords works much like the organics as your add needs to be optimized to suit you URL and the search term, example- if your url talks about surfing and your add/search term is real estate than google is going to force you to pay allot more per click.

so in order to save money and get cheaper clicks, make sure that your add is related to your content and your search terms as much as possible and google will reward you.

when i first got my site, i started using ppc and made $15k for a $50 investment. i stopped using ppc since i wanted free leads, but i noticed now i probably should go back to ppc because you can get your ads on sites like myspace, mapquest, gmail, and other big sites. the content network in my opinion to takes up the slack where seo won't get you.

I just looked into the different pay per click features and right now, I don't think it's a viable option. Once i start getting a little more traffic I'll probably start considering adding some advertising to the site's pages.

Most people will find the content network to be a really big waste of money. Think about this for a minute:

You're a website owner and you put google ads on your site. You want people to click on them so you put them in areas where people will accidentally click, to earn you money of course.

Now since that's actually your add being posted, your money is sucked dry from a lot of people who had no intention of going to your site in the first place.

Just make sure you sign-up to analytics and measure everything! Search Google for tips on tracking cpc through analytics with dynamic identifiers and such.
