If you want to maximise your selling price,here's 12 tips:
1.Let’s begin from the street. What is your yard saying about you? You may want to be a "Harry Butler In The Wild" type of owner but "Mr & Mrs Purchaser" generally like neat and tidy. Mow the lawn, prune the hedges, clear away the dead branches, clean the pool and pick up the kids bikes.
2. Clean the front door entrance. Sweep away the leaves and remove any cobwebs. If the paint is looking dowdy give the front door a quick lick of fresh paint. Hmmm now that's inviting.
3. Drip, drip, drip. Annoying isn't it. A leaky tap. Only a minor thing but it can lead to "quiet, secret thoughts" by the purchaser "What else is leaking here that I can't see?". Fix it now.
4. Cracks. Fix all minor cracks and have larger ones professionally inspected. If they need repair fix them before your inspections start. Cracks create fear in purchasers minds. They think the house is going to fall down the next day. It doesn't matter what you or your agent says, once negative thoughts enter your prospect's mind it'll be very hard to convert them into a purchaser.
5.Clean out the storage area. Especially in apartments, people love storage areas. Donate old clothes to charity. Giveaway furniture and tools that you don't need to friends and neighbours. Create space.
6. Clean your carpets. If they are staying, make them look clean and smelling fresh.
7. Bright lights make your home look larger. Replace broken bulbs and look at the wattage of your other bulbs to make sure they are producing the best light.
8. Freshen up your bathroom. Check the grouting around the tiles. Give it a clean, repair or replace it. Keep the area tidy. Towels on racks etc.
9. Declutter. Excess furniture especially if it's large furniture makes your home look tiny. Move it out or give it away to charity. Books, magazines and newspapers need to be stacked in their appropriate place or donated to a library or doctor's surgery. Got an elderley neighbour who likes to read but can't afford to buy magazines regularly? Give your excess to them. They'll love you for it and you'll feel good about yourself as well.
10. "Rover" may believe his place is on the couch but not when your prospects are visiting. Some people have allergies and Rover may cause a reaction...a non buying one. Also Rover may think "cologne a la pooch" maybe a killer with the ladies but your home should not smell like a kennel. Deodorise Rover's favourite rooms. And keep Rover outside during the property inspection.
11. Dangerous chemicals and medicines should be locked away. If your purchasers are inspecting with children, keep temptation away from wandering little hands.
12. Ask your agent how you can get the edge over other properties for sale. There's only a limited poole of buyers out there at any one given time. You need to give your property it's best shot.
