Hi, Would someone know if working as an agent, one can also work for a home builder of sorts? The employement aspect would be entirely seperate from each other, however, if I obtained a customer from my agent office could I offer the other service as well, is this legal? Thanks...

You can only hang your license with 1 brokerage, If you worked for the builder your license is held by them..it can't be at more than 1 place..at least in Nevada.

In Illinois, you can work as an agent and also sell new homes for a builder. You can't WORK for the builder, but you can REPRESENT the builder. You can contact them and try to establish a business relationship whereby the builder will authorize you to sell inventory homes or even pre-customized homes yet to be built. As long as you are the agent of the builder and not an employee, your licence is able to remain with your current broker and you are still able to sell homes for that builder. Make sense?

Didn't say in what jurisdiction. In mine, you can be a Realtor part time. I hope that changes soon. However, in the meantime, I do work for a builder as well. We have a commission agreement that applies when I sell his product. Alas, not every prospect is a match for his product, and it's these people that I service as a licensed agent.
It is one of the hottest methods of prospecting.

in RI, since the real estate is owned by the employer, an employee selling the real estate doesn't need a license.

The builder can contract you, through your broker, to sell their homes. I have done just that in Nevada. When the builder files for their license, they write in that "such and such" brokerage will be handling sales. But if you want to sell homes for the builder outside your brokerage, you have to move your license. Also, you can list and sell other homes through the MLS if you are still working under your broker and representing the builder. But your builder may have something to say about it as a client, and you will probably want to address that in a contract you write up with that builder. --A

My involvement with the process would primarily be independent of the actual homebuilder. I would find, consult with and offer homes to homebuyers. It would pretty much be a business of my own. I think may try and contact the state real estate board here in my state for more specifics. Has anyone ordered from www.realtysticker.com ? I was thinking about trying magnetic signs but heard some things about it being bad for paint. Thanks
