I have a client couple, both are professionals with advanced degree. They are both on work visa, combined income 80K. They are applying for green card but have not gotten it yet.
Question: Can they qualify for a loan with no green card? What is the monthly PITI to income ratio for loan qualification now? 45%?

I am under the impression that they could qualify with a visa, they are technically a non-resident alien right? If so they would qualify for a loan. My first stop would be Countrywide since at one point they offered loans to illegals. That's good business, emerging markets and all....

There are several lender out there that will do this loan. Novastar, Citi, Wells Fargo, Bank of America, Banco Popular, and Indy Mac should be able to help you.
