Hey guys, I'm 21 and I am just getting started in the Real Estate investing scene. Right now I am reading a book called "the no-nonsense real estate investor's kit" does anyone recommend any other reading or suggest any tips to get started?

I've been reading quite a bit but the one thing I don't understand is how some people do not put any money down when buying a property. They say they've never used their own money. How does that work exactly?

Look,go to http://www.reiclub.com they have literally hundreds of free articles and audios on the site about investing.Read everything in there then post back.

One of the best ways to do no money down deals is wholesaling homes and assigning contracts. I close on one this week that I put under contract for 22k and sold a day later for 31k, I will add the buyer to the deed and let him close my deal and in return he will pay me 9k. Short version

21 is a good age to start investing. I started when I was 18 and am currently going strong. To be honest with you there are many books out there. The best way to start investing is by going in head first. Many books offer different types of methods some are good and some aren't.

What I am willing to do is offer a bit of my time to give you a portion of my knowledge that I have learned in the industry. I have been fortunate enough to be handed down this information when I started and am willing to help others.

You're doing the right thing by reading and posting. Networking is one of the best ways to learn. Another way is to go to local investor club meetings and look for a potential partner who has some experience for your first deal. IF you're looking to get into foreclosures one good way to learn is to go to your county court house's records department and normally there are people there researching the records. Often they are willing to show you around and are very helpful.

Now after you read about real estate investing.
Find a property below market.
Get it under a contract.
Then either sell your position or buy it and resel it for a profit.
Keep it simple at the begining.

Take a look at Flip by Gery Keller.

I have not read the whole book yet but it seems good so far.

I have successfully flipped 5 homes, planing ahead, knowing the local market for the home you are selecting to a extreme degree is important, knowing what home buyers really want, but better yet, are willing to pay for, helps to a great deal.

If you are investing in rentals, well once again know your market to a extreme degree before you buy anything.

Some really good info here. Before I get into asking specifics about your techniques ,what are your thoughts on todays slowdown in real estate (mainly single family homes) and these techniques still working ?

Have you seen a negative impact on your profits ?
