I wanted to know if call capture would be a good idea for commerical listing? oh yeah this would be in a full page commercial mag. any input would be great! thanks

While it sounds good, I would be wary due to the Federal Do Not Call list. My guess is that just because you captured their number does not give you permission to call them although business numbers aren't supposed to be allowed on the list. You would be risking $12,000 (I think) by calling this way if you get a DNC residential number. One twist if you have already started is to "scrub" their numbers through the DNC list (Free for 5 area codes) before calling or doing a reverse phone lookup to find out who called and drop them something in the mail. customer calls so they actually have an interest, all you are doing is calling back for fallow up.

Since most buyers or sellers of commercial real estate are considered commercial enterprises you are free to call them. DNC does not apply to calling a business.

Call capture for commercial real estate is not really that beneficial. How would you want to use the call capture?

Ok I think the call capture might work with commercial, I was thinking of using this way: ok lets a comercial realtor has a full page ad and 10 listings on it, put the phone number and extention on it so people would have to call if interested in each property,the customer is getting all the property information wihtout getting a message or sales person; then his infor gets recorded and both mortgage and realtor get buyer leads that at least have some interest. what do you guys think?

As I said before it will be of little value. Commercial clients have very specific needs and those must be explored during the call. When I get a call on a property that call ususally lasts 10-15 minutes because I have to determine what the caller really needs and qualify the caller. The first thing I ask them is their name and callback number in case we get disconnected.

Are you a Commercial lender or a Residential loan officer that wants to try get into doing commercial loans? Do you pay referral fees to agents that send commercial business your way?

I think using call capture might work if your giving something of value to the caller such as a free report on the property and a possible finance solution. I think it would also depend on the property type.

I see your point Paul, the thing is that it would not be for pre qualing questions is just for getting them to call, when they dont want to talk to a realtor or LO. then you call back you know what type of property they are interested and then you can pre qual them. I'm going to see if I can do it a commercial realtor and see how it goes will keep you posted thanks.

I know it was not for prequalification questions. You are missing the point I am trying to make which is Commercal buyers and sellers are not the timid residential buyer or seller that is afraid to call a Realtor or LO. These are business professionals who if interested simply pickup the phone and make the call. They are not going to want to listen to some recorded message or get some free report. They want to talk directly to the agent of lo to get their questions answered to determine if the property will work for their needs.
