Hi all,
I feel inspired and blessed this morning and wanted to add something personal about my experience in being able to do BPO's / PCR's and eventually REO's in the beautiful Pacific Northwest of Washington state.
I have been in this arena for 3 months now and love how much stability it brings to my single parent household. Plus, I love how quickly some companies pay, this helps pay those in between bills that pop up.
I tell ya, I was almost getting to the point of desperation before I learned about this being an option as a Realtor.
I am so thankful to all of you because you helped educate me in so many ways. Thanks to all of you and I hope to become an active member within this board.
Respectfully,
Nicole Ocean

Thanks very much for your feedback!
I feel super happy to have learned about BPO's in general and am really fortunate to be able to provide a service that is helping other agents break into the 'hard to crack,' BPO arena.
I am really enjoying interacting, assisting and getting to know agents all over the United States!
Thanks to everyone on this forum for your support!
Best to you, Nicole \:\)

Yeah, I agree, that's a bit high! You've only been in this business for 3 months and you're a trainer now? Ha!

I'll sell a list of 140+ companies with web links for only $25.00!

Hi all!
I appreciate everyone's interest in my BPO Manual. I am super proud of it and the fact that I am helping provide information to other agents and brokers so that they too can benefit from this wonderful side business within Real Estate.
Plus, I thought I'd share a little about me, I have been a Realtor since 01/2006 for a family-owned and operated company here in Bellingham, Washington.
I've been doing BPO work for almost 1 year, just to clarify that I am not a newbie! I've received a lot of outstanding testimonials that past customers have shared about their experience with purchasing my product and of the level of my customer service.
Thanks for your time and for your interest!

Your funny Nicole, on 11/6/06 before you were selling your book you stated you have been doing BPO's 3 months and was desparate before learning about BPO's this forum. Being desparate does not sound like you are a very good realtor. Good realtors who I want to listen to and buy books from have a 6 figure monthly commission, not those who were desparate. In addition if you could go from being a desparate realtor to learning how to do BPOS from reading this forum, others can do the same simply by reading this forum.

Here are your exact words

I have been in this arena for 3 months now and love how much stability it brings to my single parent household. Plus, I love how quickly some companies pay, this helps pay those in between bills that pop up.
I tell ya, I was almost getting to the point of desperation before I learned about this being an option as a Realtor.

Nicole, have some integrity!

Pogibaby, thanks very much for your interest and for your feedback! I really do appreciate your time and your thoughts. I mainly wanted to take a moment to clarify a couple of concerns that you addressed.
I am not shy about the fact that when I learned about Broker Price Opinions in general that I was in a tough spot within my Real Estate career. I proudly tell people about this within my BPO Manual and when we chat over the phone as well.
I had decided to plunge into the business with a smile on my face and an open mind. Let me quickly mention to you that I didn't step lightly into Real Estate like some do, and instead made a decision to make it my full-time career. Little did I know of what lay ahead of me!
Boy let me tell you that this business sure can be rough around the edges your first few years! Being without consistent income and dealing with cut-throat competition for listings and buyers is very trying indeed. I guess this is why the drop out rate for New Agents is so high. I decided that I wasn't going to be one of those people! Plus, I didn't want to follow along the traditional path that most agents and brokers do. Thank God I learned about BPO's and even more Thank God I learned more details about them from many other sources, with one BIG one being from this forum! (I don't mean to offend those that may feel threatened! This is not my intention!)
I now look at Real Estate Sales as a BONUS to my monthly earnings! BPO work has been able to provide the much needed stability that it has offered within my single parent household. I can hold my head up high and know that I am able to be a good provider for my son and myself now! Plus, I am doing what I love and bringing another spin into learning about Broker Price Opinions!
Money isn't everything to me and I am someone who is not driven by my commission check and instead focus on helping fulfill other people's needs. I know that good deeds trickle downstream, and I am feel blessed everyday to be able to do what I do for a living!
I do respect where you are coming from and appreciate you taking the time to share your thoughts!
Much success to you and to everyone on this forum!
~Nicole Ocean~

Thank you also for your comments. I too thank God for this business and the blessing it has given me.

The problem I have with you, is that your make you self out to be an expert in BPOs. When what you are teaching is not based on experienced, but based on things learned here. For your sake I have you have good liability insurance. This isn't just a game to help stablize your income.

You keep thanking God, seriously take what you are doing to Him in prayer. Do BPO's but this thing about selling informtion that you've learned here after 3 months of doing BPO as if your an expert at this is simply wrong, wrong!

I will say it again NICOLE OCEAN HAVE SOME INTEGRITY!

Sell your products on ebay if you must continue to show yourself as a BPO expert, but not sell it here!

This is exactly why this forum is such a wonderful and diverse place! You can share your personal thoughts and opinions for those who care to learn, listen and possibly take some time out of their day to educate themselves.
Just to clear the air, my main goal is not to see how much wealth I can accumulate from selling eBooks, but simply instead to give other agents and brokers an opportunity to have access to trusted and high-quality material where they can learn more about Broker Price Opinions.
I learned a lot about Broker Price Opinions from many sources, but still my learning curve was pretty steep in the first few months. My thoughts in making my BPO Manual were to share my personal experience and any information that I could so that I could enable them to expand their thoughts on how to make money within Real Estate.
All in all I personally feel that every agent and broker should be told about BPO's and REO's right after they receive their Real Estate License. That way they can make an educated guess as to what direction they prefer as well as enjoy the benefits that BPO work offers in helping supplement their income. Who doesn't want stability in their job, in their life and in their finances? This is just my two cents!

Thats fine for agents and brokers to learn about BPOs and REO's but they should learn from someone who actually does them, not someone who only teaches BPOs. Do you even do REO's? High quality/trusted your kidding me right?

INTEGRITY! You know that means?

Pogibaby, I must say that I am actually finding myself looking forward to seeing if either you have responded to this post or if someone else voices their thoughts. I think I struck the wrong chord with you somewhere along the way and it is too bad. I perceive that you feel very offended or threatened in some way by me. You shouldn't!
Just for the record, I actually do BPO work Full-time and R.E. Sales part-time. I've completed over 600 orders to date, with an average order being about $40. After doing the math, anyone can see that BPO work alone has the potential to bring in very good money! Thus, I am able to make this my main focus.
I have mentioned to other agents and brokers that I interact with that so far I have decided to strictly do BPO's. REO's as you may already know take a lot more time, commitment, patience and upfront costs to perform. If you think BPO work is competitive, take a look at those who currently do REO listings. This is where there is bigger earning potential but you may not see a commission check for a few months, while in doing BPO’s you see smaller amount of money, but boy it sure can add up to be a BIG chunk of change. I am able to enjoy the equivalent to 1-2 closings per month just from BPO’s. Although, the REO commission checks are a bigger chunk of change, I myself prefer to not have to deal with all that is involved with REO work at this time in my career. BPO work is very fulfilling and provides just the amount of control over my own career path that I desire. This is just my preference though. It is what has been working best for me!
To wrap this up, I want to thank all of you very much for letting me explain more about where I am coming from and I hope that you are able to find what you seek out of doing BPO work and if you have the opportunity, ability and interest to do REO work, then I can only wish you the best of success!
