What is your advice for a newbie to investing in realestate?
I have a property that has gone up by 100K based on research from around the area.

How or what is the best approach to get the equity out of this home for down payment on a rental property?

I have my eye on a few duplexes that easily cover the mortgage as well as generate cash flow.....my only hurdle is getting the equity out of my existing place.

You could take out a home equity loan on the property you currently own. Use that money for a downpayment on the duplex.
