My husband and I are under contract to buy a 10 year old townhouse in Maryland. We are thinking about purchasing home warranty insurance. Neither of us are handy and we are thinking the warranty would give us security if any appliances, etc. have problems. Can anyone recommend a company to use for the warranty? Not sure if you are allowed to recommend companies on these forums. Is warranty worth the purchase? Thanks~

Try searching Yahoo or Google for "home warranty" and you will find plenty of companies. Just be sure to read the fine print. I'm in PA, and most of my clients who've bought home warranties have had claims denied, even though the warranty company said it would be "covered" in the promotional materials. Only one client got an item repaired (after getting denied for other issues). Good luck!

I feel very good about the company we use. PM me if you would like the name. We also get an automatic card in the mail when our clients use their warranty and make a claim. It states the $$ amount of the claim. I then call the client to see how the process went and see if there is anything else I can do for them.

When I sell homes that I own I always purchase the buyer a Home Warranty through CRES/Buyers Home Warranty, as they also provide a seller indemnification policy - included in the home warranty price.

I would be careful. Read all of the information and find out what is covered and what isn't covered. You will be surprised. If you are moving then it makes a great selling point.
