And Georgia is a great market to be in! I'm mainly on the east side of Atlanta, but I have listings as far south as Butler, and as far north as Ellijay. Our market is relatively stable, and what seems like a bad market here is a great market everywhere else. Georgia doesn't have crazy land restriction like Vegas, New York, etc., so we see 4.5-6.5% annual property inflation and even though we're in a buyer's market, people are still buying homes!

Hi - Just wanted to add a thought. We were traveling recently and met a couple who both work in NYC. They bought in the Poconos because they just couldn't afford to buy closer to the city. It's a heck of a commute, but they are willing to do it in order to have a good sized home with a yard for their kids. You may have a huge pool of potential homebuyers looking in your area. The same thing happened in the Boston area. My mother-in-law owned a very small, modest home in NH and sold it to eager buyers from the Boston area who were more than happy to pay a premium price for the property. Look for the positives and be creative and you'll do very well!
