Hi:

I have been in real estate for 2 years, and have a site that works well for me, has a ton of exposure, and creates customers for me. I have a good lead thing working with realestate.com (who incidentally provide my website and CRM through Point2), and have built up my business that way.

Now that I have the budget, I want to get into other avenueas of advertising, and I am tired of talking to the bitter agents in my office that simply are negative about everything.

I have a quearterly newsletter that I do in print and e-mail, am in a BNI group & Chamber of Commerce, but I have been exploring magazine ads, newspapers, etc, but can't seem to figuyre what might be the next step for me.

Any thoughts from other agents here?

I don't know if you have heard of these two but http://www.vflyer.com and http://www.postlets.com do the same thing for free and post to
Oodle, Edgeio, Google Base, Vast, PropSmart, Trulia, and Others.

Both of them are super easy to use. They both give you the Craigslist codes.

Saw this flyer this morning which caught my eye and made me stop to read it. At first I thought it was a lost pet flyer nailed to the street light post near the gas station by my office. It was similar to those black/white flyers, except it had a photo of a real estate agent boasting that she can sell your home in 15 days or less.

It may be gone by the end of the day because it is against city ordinance to post such signs on city-owned property and it will be removed and the poster cited.

It did catch my eye, though and would probably cause others to stop and read it too.

Keep it local as you can. Try to target that buying/selling audience in your city and state.

I would start with google adwords. It's based upon your budget and it's really targeted. If set up properly you could begin generating leads really cheap. I specialize in Google adwords for realtors. If you have any questions feel free to email me.
