I get my real Estate Salesperson license in 2 weeks...I have someone who would like for me to help them buy a commerical building within a few months for about $500,000.00 I would like to work with them and help them...As a new agent what should I be doing as a new agent Im quite nervous because I no nothing about commerical properties but I want to take the client.[[/b] [b]

You might want to consider this in our Code of Ethics:
Article 11
The services which REALTORS® provide to their clients and customers shall conform to the standards of practice and competence which are reasonably expected in the specific real estate disciplines in which they engage; specifically, residential real estate brokerage, real property management, commercial and industrial real estate brokerage, real estate appraisal, real estate counseling, real estate syndication, real estate auction, and international real estate.

REALTORS® shall not undertake to provide specialized professional services concerning a type of property or service that is outside their field of competence unless they engage the assistance of one who is competent on such types of property or service, or unless the facts are fully disclosed to the client. Any persons engaged to provide such assistance shall be so identified to the client and their contribution to the assignment should be set forth. (Amended 1/95)

What does your husband do for a living? Did you work prior to now? Real Estate is not an easy job to walk into, I would get a mentor at your brokerage for residential and commercial.

I would consider referring the client out to another commercial agent. If you know of any commercial agents within your brokerage that you join, you could always ask them to walk you through the transaction for a 50% split. The agent would have to be really nice in order for them to agree with that.

I actually have someone that I am working with and another agent in my office is agreeing to take a 50% split while holding my hand the whole way through. This transaction would be priced anywhere from $2 million to $4 million though.

They are right, Commercial Real Estate transactions are in no way for new agents. The complexity, amount of work, and thought are even a lot for us experienced agents sometimes. Get a mentor or just refer it out. Trust me!
