This is a GREAT idea! I'm going to list my house for sale at $225,000. Of course, it has only one bathroom with a stained tub and tile that has been falling off the wall since 1973 (installed in the 50's), but it has a nice kitchen and two nice bedrooms. The upstairs is a charming paneled heaven! Ceiling and all! Half of the roof is new, the other half is going to be new. I do not think people would mind our Tyvek brand "siding".

Imagine the leads I could get! "Yes, this house is way overpriced but let me find you a better one.."

No kidding, just think of it as VRM (value range marketing) on the high side. You don't have to make excuses about your bathroom, but like you said, sell them the updated one.

One thing I've noticed over the years is that you rarely get any buyers sitting in overpriced listings. They think you are either an idiot or a snake oil salesman.

When I have an overpriced listing (usually bank owned) I FEEL like an idiot AND a snake oil salesman.
