Hi everyone,
I found out after buying my first house that one of the bedroom does not have a permit. I would like to replace the roof of that room. But without a permit, I am afraid that I might have a problem with the city. I don't want to spend thousands of dollars to find out that I need to take everything down later. My question is who is at fault? is it my fault that I did not check if that room had a valid permit or is it the agent's fault who told me that the bedroom has a permit?

What state are you in?

I am in California and one one of the many pages of disclosures that the buyer is to sign, you are advised to verify all information in regards to permits and square footage. If you signed something similar, then I believe it was your mistake.

However if the seller knew that the bedroom was not permitted and did not disclose it, then it is definately their issue.

Do you know for certain that the bedroom isn't permitted? Have you pulled the permit history from the building department?
