What kind of Broker does this?

I am the selling agent with a binding contract on a lake property.
I am also the listing agent on a sf property for the buyers.
I called a local appraiser (who is also a broker) to appraise their home.
He started telling my sellers that they were overpaying for the lake property and was promoting his listings close by to them.
They panicked and called me. I calmed them down and things seem ok with them now.
Should I confront this broker let my broker handle it or just drop it?

You should call "Greasy Louie" and have his kneecaps broken. :p
That guy is a total greedy jerk and needs to consider a career change if that is typical of his business practices.
If he was working in an appraisal capacity I believe there is a conflict of interest involved.
Turn him in.

Tell your broker and File a formal complaint against this person IMMEDIATELY. The complaint should be against him as both a broker and appraiser with the state real estate commission. Get a Notarized statement from your clients telling exactly what was said to them by this person. Originally posted by Dana G.: I am the selling agent with a binding contract on a lake property.

If I were you I'd listen to Jim and Paul and do what they're suggesting you do. They speak words of wisdom. Besides if noone ever does anything to stop that kind of behavior, it's just going to perpetuate. People like that give our beloved industries a bad name and I sure hope that he doesn't train new agents on the side. That would be completely frightening.

Ditto.
For the real estate side, talk to your local association and to the state licensing authorities.
For the appraisal side, notify any professional assocation he may belong to and to any state organization that licenses and monitors appraisers.

Definately refer it to your broker and let him decide what to do. I would have the buyers write a statement about what happened as documentation to hand my broker when i speak to him. For one thing, appraisers are not supposed to discuss value with anyone except the client (who is the one who ordered the appraisal- regardless of who pays) so telling them they are overpaying is a no-no for an appraiser. realtors are not supposed to try to take the business of someone contracted with another Realtor. this guy apparently holds little regard for the law, and should be reported, but I believe it's up to the broker to do so. It's these kinds of people who cause the public to mistrust Realtors and appraisers. he should be held to the same standards he would expect (you can bet if YOU solicited HIS clients, he'd be all over you in a heartbeat)...

I did take the situation to my broker and let her handle it. I also called him personally and told him his services were no longer needed and hung up the phone. I also now know that this person has had a well earned terrible reputation for many years.
I believe that what comes around, goes around.

I did not know the extent of his reputation until after the fact. I have handed the situation to my broker to handle.
As an added note, if his company is the biggest competition, it gives me great hope of becoming one of the leading agents in the area.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
