The best lender is one with:

1. The correct product for the buyer
2. The best interest rate for the product
3. the lowest lender fees.
4. The best service and can deliver on time.

Or at least those are the criteria I use to recommend a lender to by buyers.

Anyone who, comes to their settlements gets extra points.
Anyone who can do a 203k streamline (see mortgagee letter 2005-50) at 203b rates gets more extra points.

(these points are more referrals - NOT 1% of the loan)
