I have agents in the office that buy investment and sell investment. Would you or do you give an comission break or such for doing their personal residence and or investment properties.

The promotion of owning real estate as an investment should start in your own office. How can you talk about the value of owning RE, if you don't advocate the benefits among your own agents.
The only way of having a retirement and pay for their kids college, is for most agents to own investment properties.
You should encourage it, by making it as easy as possible, as part of the benefit of working for your company.

I agree that we should encourage our agents to invest. However, I also am aware that some investors get their real estate license just to make money on their own deals and do just a handful of others on the side. If I have an agent who does 4 deals a year of his own and only sells one that I charge him for then I am in a big hole. So I allow my agents to have one free deal for their own properties for every 3 deals they do in a year. So if they sell 3 properties, they get a free-be on 1 of their own, after they sell another 3, they get another free-be.

My old broker was pretty flexible on this. He just wanted any basic costs covered ( including insurance of course ) which usually just meant a flat fee for the transaction.

When I open my own office next year, I plan to have the same kind of incentives for my agents.

My broker doesnt charge for contracts on my personal stuff... But he does in my investment transactions. I think that's fair....

My broker is very old school and charges full commission/split for both personal and investments buy or sell. I have no problem with him trying to cover costs, but it would be nice to get a break on the personal residence.

Why not simply charge the agent a transaction fee for each property?

That may not be true as it will vary by insurance company. Many will cover as long as everything is run through the brokerage.

Well I was trying to get an answer on the flat fee that would be charnged. Our E & O does cover it as long as you utilize the companys board approved contract, get a home warranty and utilize the state mandatory disclosure forms. Now what about the flat fee charged to the agent????
