After alot of consideration, I did ask the new broker about the lease vs. sale transaction fee. Just that his guys (other realtors): this is a very small and new firm, doesnt do hardly any leases at all, and when I presented my past experience to him, he understood how doing a 30% lease transaction fee would actually "hurt" me ie spending the time and on top of that, probably loose money in the transaction. He agreed to match and to make that a new policy in the office.
I have really learn to ask and voice my opinion (in a respectful, non-confrontational way). Sometimes, others just never thought about it... and it never hurt to ask.
