Hello, I finally interviewed a couple of companies in my area. I got my license in December but was feeling a little intimidated and did not do anything for months. Now I feel ready so I went on my interviews yesterday. I decided on the area where I currently work and I know well. I work for a police dept so I get to deal w/everyone in the community. The homes in this area are in the Millions, very wealthy residents. The company I have decided to work with is very reputable and well known. I am able to also work other areas if I wish. The commission split is 50/50 to start & a max of 75 but they have the training & the fees are not too high. There are a lot of realtors that work this area but I am not going to let that discourage me. I wanted some opinions on how to target certain homeowners. The homeowners I want to target are the ones that have lived here for many years & can't afford the high cost of taxes increasing every year. How can I make myself standout? I work w/an officer who knows the community well, she has been here for 11yrs & knows most of the residents. Some have mentioned the cost of living & how they can't no longer afford it. It's Island living in So. Florida, imagine that... Well until I start my training I am just thinking of ideas and all your suggestions will be greatly appreciated.

I am a little confused..

You say the homes are in the millions & you want to target homeowners that have lived there for a while & cannot afford the taxes. How do you propose to help them? Obviously they are not going to sell & move to another house in the area. Are these homeowners thinking of moving elsewhere where property is more affordable? So you want to list their house when they decide to move?

Where can they go in S FL that is more affordable \:\) Are these retirees that may want adult communities? Then you would need to position yourself as an expert in retirement communities

Feel free to send them to Jacksonville!! \:\) But seriously, I do get a lot of referrals from other Sellstate franchises in S FL whose customers cannot afford to live there anymore.

zpcsc, The first thing to do is to obtain information. Ask some of the folks who you know really well, if they would sit down with you and talk about what would cause them to move and where they would move to, if they decided to move. Then give a short talk with perhaps a panel of speakers who can provide some information on affordable communities in Florida. Some people may not be able to attend the forum, but will contact you to talk to you personally. Make yourself the expert on solving this particular problem.

I've done something similar in my community. Long-term residents are being forced out of their homes by high taxes and want to cash out on the high property value of their homes. I did this myself and use my own situation as an example of how to downsize successfully. I help potential clients through the whole emotional process of preparing to leave their family home of many years and thinking through options for the future.

If you can help people solve a problem, they will want to talk to you. If they talk to you and begin to trust you, they will want to work with you.

Make sure you know your target clients. Being able to talk to your clients and giving them the comfort that you can help them with ALL thier needs will sell yorself to them.
