All the top producers in my county are "Ferryites".

Like I mentioned in my first post, I have been in sales for awhile, and I am now looking to sell real estate. I have been shadowing some top agents around, ect. And attending board meetings. Here's what I've found: The top four agents in my county are "Ferryites". They follow Mike Ferry.(one guy does NO personal marketing at all. He is an "in-your-face" salesman who prospects everyday. He doesn't even have a realtor magnet on his Ford Mustang GT!!) I have heard other agents ( less productive!) call Mike Ferry "old school", yet the top producers in my county swear by Mike Ferry. (I have noticed something else...Like all sales jobs, the top producers are always badmouthed by the other agents. It's been like that at my other sales job. Top producers always get bashed by others. I thought realtors were different. I guess it's all "sales", only the item you're selling changes!!)

Realtors are supposed to be responsible professionals. Even though it is a sales profession, it still can get dirty.
Many of the less productive agents are saying Mike Ferry is old school because the top producers are implementing certain ideas from it and twisting them with their own personal touch. So the basic ideas could be old school, but the finished product works well for some.

When you're new, remember this. "Work to learn, not to earn." Don't get hung up on commission splits. What's 100% of nothing? Get me? I made the mistake of joining Re/Max as a newbie. I closed some deals but paid $1,000 per month. It wasn't the best move I made.

Ferry is very old school, and the fact is old school approaches can be successful. People like Zig Ziglar and Brian Tracy are in the 'old school' category as well... they are still around because their concepts work to generate clients.

Like I said, the top producers, at least in my county, are using Mike Ferry.

Mike Ferry has a lot of good stuff. You don't have to do what he says word for word to benefit from his approach. His no nonsense scripts and dialogs works suprisingly well. You can register online and download the scripts free. They spend some time trying to sell you the coaching program (used to be $1000 per month) and that works for some people but I never subscribed. But I have taken the action workshop and the productivity school and learned some valuable tips.
I have taken a lot of other seminars from the different trainers, Floyd Wickman, David Knox, Danielle Kennedy, Roger Butcher, Brian Buffini, and have listened to Howard Brinton's tapes. You take a little from each of them and you will have an answer for every concievable objection a Buyer or Seller can have!
