Slowing market, what's a good second job?

I've got all the paperwork, I just have to sign on with a broker. I've talked to quite a few people and i've realized that the market is definately slowing down, and it's tough for a new agent to get started right now. I'm not going to back out, I definately plan on sticking to this but i'm going to need a second job. What type of job would you recommend? I used to be a car salesman (or automotive acquisition advisor, as I liked to put it) and i thought about doing that if I could find someone that would let me leave work for a showing, a closing, a meeting at the office, or whatever i needed to do, but the problem is care salesman have a bad reputation and i wouldn't want that to taint my image as an agent.
Any suggestions?

I am working on a RE exam course in preparation for the state exam
I plan on working part time when I get my license.
Right now I work mostly nights as a manager for Papa Johns Pizza which should leave me time for RE stuff during the day

Well now would be a perfect time to fit in a bunch of training, and then only start working when you have to. Iv done car sales in the past - defniite stigma, but if you are good and honest, then you can prove it wrong - you just won't make as much money doing it - that's why I left - I sold plenty of cars but always for good deals and never made any money. I'd say no need to steer your 2nd job around your first one - just do what you are good at doing. I work as a dispatcher for an internet company as my day job, and I'm a Passion Parties consultant on the side, so RE will be part time for me as well. The 3 have nothing to do with each other  .

I know 2 agents that have early morning newspaper motor routes and make between 850-1000 a month. The hours fit perfectly and they also had custom printed plastic sleeves made with their Realtor information on the bags so they are farming an area as they get paid to deliver the paper and write off the miles. Both have gotten several deals from their farming efforts.

I'm interviewing this afternoon for a morning (8-noon) admin job, which should be a perfect part-time gig and leave me plenty of hours for working real estate full-time!

-Gary I like my other job, freelance illustration, because I can stop drawing and show a house if I have to, and I can do if after dinner. It works out great because I can work whatever hours I am not doing r.e.

I'm an adjunct professor. Prep time and correcting papers is a pain, but it is done on YOUR time and you can schedule it so it doesn't interfere with real estate. As to classes, I am only occupied 12 hours during the work week. I just have to work around that.

I thought I was alone in this. Say what you will, but I love this board!
Anyway, I'm a substitute teacher in two GA schools systems (City and County). The phone rings nearly every morning and it's my choice whether to answer it or not. If I don't, it rings again the next morning. It was purely to keep the lights on and nothing else. But it is turning into a great lead generation system too, for buyers, sellers, and recruits. The neat thing is, I don't push real estate there. They ask what I do and I tell them. One full time tearcher turned out to also be a REALTOR® too.

I did the substitute teacher thing when I first started out. Sometimes you can actually pick your schedule, other times, its spur of the moment. I bartended in college, so that is an idea (if it suits you).
Get on your local craigslist and seach part time jobs. My wife's old company did a lot of posting there and they got a good response.

One more thing. While things are maybe a bit slower, I'm going through some of this household clutter and spending some time with eBay!

I started investing in stocks. I read that book called Rule #1 by phil town its a great book and i recommend it to all interested in stocks. I'm going to do this part time which should only take 15 minutes of my time a week! That way you'll make a little more money with stocks at the same time have ur job and get ur real estate licesense as well!

How about becoming a real estate assistant? Some agents have new agents work with them and pay them an hourly wage. This way you'll earn some money and learn the business at the same time.
Right now I work on a team and the team leader pays me hourly while I'm in the office working on our marketing (which is what I'm in charge of) and I also get paid the commissions for all sales I make.
The hourly wage helps pay the bills when things are slow, and the commission really pays the bills when things are good.

Good suggestions..
Here's another option I've got. Mobile homes are pretty big business in this area, and I had talked to a mobile home dealer who needs a salesman. he said he would try to work with me if I needed to leave for something, but I'm not so sure it would be that convenient. It's part salary, part commission and it's somewhat related. I might also get some good leads that way (land sales for example).

And you can always pick up/fill in for other carriers that need time off or go on vacation which will help you deliver to other neighborhoods. I currently do alot of contract work for a well known computer company which lands me in homes and businesses I've never been in every day. I just got my license last week, and I am waiting for my cards to be printed, so I havent started to "spread the word" that I am in the business yet. I would say if you were going to do something while new to RE, try to do something where you will be always meeting new people. what I do is great because people always ask me for my card. And once I have my RE cards printed, "Tah Dah", "here's my card". (right now I just give out my computer services card)
