After signing Buyers up on a Buyer Agency Agreement, what can we do keep these buyers happy?

Besides keeping them informed with new listings, showing them homes, sending automatic email listing updates, etc...what else can we do to make it a better experience for them? We want them to buy their home thru us and we want to get them sign an agreement saying so, but what else can we offer them?

I have a husband and wife that I am friends with who I entered them into an EBA, and I def. want them to be happy that they chose me. Even though they know I am new, they are allowing me to represent them. So far I do those basic things...have them signed up for email updates, excluded all homes that wouldnt fit their needs, I know the inventory, setup the showings, take them to the homes when they want (night and weekend, which I dont mind), I listen to them, try to address their concerns, I try to explain stuff to them to the best of my ability (I am new to the biz, so I am not very polished yet), and I dont pressure them to buy.

Anyone have any things they do for their buyers? Anything I am missing?

I think it sounds like you're doing everything right. The only thing I can add at this point would be (and you may be doing this already) to review the listings you are "automatically" sending them and pro-actively contact them when you see something they might like. Preview all new listings so you can speak intelligently to them (and build your market knowledge).

But otherwise, keep up the good work!

I do review them. When you say preview all new listings, you mean go out to each home? I have been to a couple they wanted to look at, but didnt go to all of them.

There is new listing that is Active/No Show which I want to preview for them when it becomes available Thursday.

Preview - if you see a house that you suspect will light their fire when it shows up in their auto-update, go look at it as soon as you can. You will look SO knowledgeable if you've already seen it!

Ok, here is a question. If I am going out of town for a short vacation, just a few states over for 4 days, how will this affect business if my buyers want to make an offer on a property a couple days ahead of time. I can bring my cell phone and check my voicemail once or twice during the daytime hours. I can also bring my laptop, but not sure if the place I am staying has internet access. I will have to check on that.
What kind of snags can I run into with this?

Ah, the joys of self-employment! There is no perfect answer to this dilemma. In fact, I bet that one of the primary reasons agents go into partnerships is for vacation coverage.

If you work in a team-oriented office, you might be able to find another agent to help you, either for "free" or for a small referral fee. Depending on the timing of the offer, you might be able to do it yourself, but there's a good chance you'll need help. It's hard enough to plow through your first sales when you're sitting in your office with all your resources, but from vacation - it's much tougher.

You know the best way to bring in lots of business? Plan a vacation. It works every time, guaranteed.

Well, lets say they put in an offer this Fri. or Sat. and it is accepted. It wont go to closing for quite some time, but what usuallt goes on the next few days after making an offer or getting an accepted offer?

TALK TO YOUR BROKER RIGHT AWAY. I should have mentioned this before - this is your first deal right? Your broker needs to be walking you thru this step by step. If you don't know what happens the first few days after contract (and there's no way you would until you've done it), you MUST have help whether or not you're in town.
