I passed my California Real Estate State Exam and turned in my application do I have to wait for my license to actually arrive before I look for a potential Broker? I'm very nervous, this is my 3rd career and I have no idea where to begin. I live in Riverside county and I just want to hear other stories and what to do next? Is this normal? I'm really excited to begin but dont know where or what to do?

Good for you! My mother-in-law started a few years ago, when she was... well, up there ;-) I'm not even going to say, but she's doing very well. It's never too late. \:\)

As with any business, a plan is critical to success. I don't mean a formal business plan, but just an understanding of how you will make your income, what your expenses will be, and the activities you'll need to put in place to make it happen.

Hi
It took me 3 months to actually recieve my license and start working (march 2006), but in the downtime, I attended all the free trainings my office had (EXIT REALTY PREMIER PROPERTIES), read all the books I could and listened to a ton of audio books. I tried part time, but wasn't getting anywhere, so in September I went FULL TIME, and didn't look back. What a difference. I just finished my first year in RE with 8 closed transactions, and $122,000 gross comission. Not too bad. I also have 3 new recruits I am training to do the same which should mean an extra $30k in my pocket this year. Woo Hoo.
