I am farming an area near my home & I want to send out a CMA card. These are large homes on large lots, how do I go about figuring out the average price if the homes have different sq.footage & lot size? I know when you do a CMA you are comparing similar homes to a specific one. What type of info is written on a general CMA prospecting piece?

let me get this straight. you want to send out a mailing with a cma of each size home on the mailing? are any of these homes that you are sending to have upgrades, pools, different bedroom options, etc.? this will all matter on how much these houses are valued at. if you are sending out a general cma, you wont be priced even close. you might even turn people away because your price might be lower than what their home is actually worth. i hope that made sense.

dont even mention a price on that mailing. simply state that the value of there house has dramatically increased and that they can call you for a free "property evaluation" then when someone calls and mentions the free property evaluation you do a cma along with your listing presentation. there is where you find similar houses with close to the same squarefootage and similar upgrades and etc. and compare those prices to determine your listing price
