Are there any online classes, possibly even a book that would be helpful in letting everyone know everything you can and shouldn't do as an angent. After having so much fear being put into me by my teachers I am so scared of making one small mistake and ending up in jail. Anyone else have that fear?

For a book- "The Digital Paper Trail in Real Estate Transactions" by Oliver Franscona. He's an attorney here in Colorado- but he wrote the book to apply pretty much nationwide. It has all kinds of tips, wording for additional provisions... more than you'll ever want to know. It also comes with a CD of lots of client letters and other info.

Law:
Check your local legal publishers websites or telephone them and request their catalogue.

Obtain your knowledge (the black letter law) from the same books use to educate the legal profession.

Books on agency law should give you a clear understanding of what an agent's duties are.

Books on contract law , since you will be dealing with contracts are also beneficial.

Over the years you will acquired a significient amount of knowledge and a reference library that you will find very beneficial.

I would check with your local board and/or real estate commissions...laws/regulations can vary greatly from state-to-state....
