What are your thoughts? Be honest but not cruel with your opinion. This is the text that has photos of houses I sold.
"The spring real estate market is just around the corner. The market has already begun to heat up. Have you considered selling your home? Consider using an agency that offers the focused attention needed to get the maximum market exposure and highest price for your home. As a boutique agency we offer the benefit of personalized attention to every detail of the selling process. We are working with buyers interested in your neighborhood right now."

The market has already begun to heat up. >> using the word market in both first and second sentances doesn't sound right. Maybe say "The cold weather hasn't stopped home sales and Spring is an even better time to sell." or something along those lines.
Have you considered selling your home? >> remove this sentance and use the following
When you sell your home, you need an Agent with a focus on your needs, getting the maximum exposure and highest price for your home. >> note AGENT, and not AGENCY. I'm not hiring an Agency or a Company, I'm hiring a person, and I want a personal connection with that person, not the company - saying Agent gives a more personal feel
As a boutique agency we offer the benefit of personalized attention to every detail of the selling process. >> boutique sounds stuffy, but if that's your market, go for it! >> How about "We are a boutique agency offering personalized attention to every detail, making your home sale as stress-free as possible."
We are working with buyers interested in your neighborhood right now.
I always like to capitalize Agent, Buyer, Seller to show respect for the people involved.

MA, Is this for YOU or your brokerage? If for you, I would suggest that you input & prioritize more about YOU and your offerings... I would, also, consider NOT using the word "boutique"...synonymous w/ "chain" & "discount"...and not necessarily the best word for promoting personalized attention... For the sake of name recognition, YOUR name and/or the agency name should be integrated into the pitch... for example: "_________ __________ Realty" is committed to providing personalized service to each and every client. (etc, etc) Just my opinion...hope it helps... I wish you luck!

I need a word that gives "small" a better meaning. We are a small agency but have 40 years experience. I think small can be good; we pay more attention to the customers/clients needs. So, I need to sell "small" as good, attractive. Small is a benefit to the customer. Boutique means smaal, specialty shop, if you look the word up. Suggestions?

You don't need to emphasize "small"... (Nor should you, IMO)
How about emphasizing 40 years of experience, instead?
At "______ ______ Realty" we bring our clients 40 years of real estate experience and knowledge in ____ ____ Massachusetts.
Or something to that effect... Sorry, I'm right in the middle of something and can't give you my 100%, right now...

I'm in a smaller brokerage myself. I emphasize that for us each listing is unique and that we are not an "assembly-line" agency. When I go on listing presentations, I emphasize our total committment to each and every listing and that we can't afford to make things a numbers game...Larger brokerages in our area just funnel in the listings and could care less if several expire or if some clients are not satisfied. Could you work in words like boutique vs. assembly line? Would the seller rather be one of 200 listings or one out of 20 listings? Know its not great...but maybe its a starting point...

Not to sound harsh, but to be honest, that type of verbage can be seen on just about every agent's marketing materials out there. It's noted throughout this site and many others that you need to be different to stand out.
Brian Rodgers always suggests offering some sort of guarantee such as "Your home sold in 60 days guaranteed". Unfortunately, my broker won't allow this type of thing, but many smaller ones may.
If you can't do any kind of guarantee, maybe make the headline a little more creative such as"
"Come join the growing list of my satisfied customers" "Time for Spring cleaning is near. Why not start it in a new home" "Don't miss out on this year's Spring buying frenzy" "Spring forward....fall back into a new home"
I just thought of those off the top of my head but you get the point.
As for boutique, it reminds me of a bridal shop or flower shop or something like that. I think there was a car dealership or some small business in our area that used the tagline "Large enough to matter, small enough to care". That's the angle I would try to convey.
