Selling real estate without a license?

If you do not need a license in your home state to sell real estate internationally (selling properties that are not in your home country or state), do you need any other kind of license to do this? And if you do not need a license to sell internationally, then can you call yourself a real estate agent/broker? With all of my obligations, I probably won't have my state license for another 3 years or so (maybe less if things go well) and it would be great to get a head start on selling property. I allready have one expensive property in Ireland that I can advertise.

Maybe real estate sales aren't regulated in Australia, or at the least a license isn't needed to act as and call yourself a broker. Since this guy owns a Coldwell Banker franchise I assume CB corporate vetted it first.
That won't fly in America as it's heavily regulated here. So you'll need to get a license or perhaps move to Australia. And getting a license in America is ridiculously easy so you really don't need to worry about loopholes anyways.

Hi Jerry,
Thanks for your reply. I'm not trying to learn how to do anything illegal. I just wanted to know if it is legal to sell real estate in another country other than your own without a license. For example, if I live in Florida and host a website in another country that sells real estate in other countries, would I need a license to do this? From what I understand you only need a license to sell real estate in the state you are selling real estate. And the second part of my question was: If you don't need a license, than can you call yourself a real estate agent/broker even though your not licensed as one (cause there is no license for it).

Jerry,
So you think it's o.k to advertise yourself as a broker then? I agree with the points made about the misrepresentation, but I'd still like to know the legalities of using the word "broker" in front of your name. If I do what he does, I could be a broker before I even get my real estate license!

All I saw when I went to the link was a flame letter posted on the web by someone who was to cowardly to admit to writing it. The writer did not provide any documentation or resources to verify that this person does not meet the criteria for what they are doing. Could it be that someone is jelous of his success or has an ax to grind?

You make a good point. The part of the letter that really interested me was that maybe this guy found a loophole by selling internationally. My grandparents own a really great farm in Ireland, and I was thinking about building a site for it and trying to find an international buyer. Ofcourse I'm doing this for free, but if it works out or the site gets exposure, I thought maybe there was a way to do this on a larger scale and make some money. It will be atleast another 3 years till I'm licensed, and it would be nice to get started now.
