I got my license in March & signed up w/a reputable company in April, took their training until May & here I am. I did a listing presentation that went well but the person decided to keep the house & not sell it. In my office there is not a buddy system so I am on my own. I sent out a mailing to my list of spheres & I started farming last month. I am farming an area near my home and an area by where I work. Door knocking in both areas are not possible, so I started mailings. How often should the mailings go out? I wanted to mail 1 area one month & the other the next month & so on but I read you should mail on a monthly basis. Also, what types of mailings do you send to your spheres? What is the usual time frame before you get the ball rolling & get listings & make some $$? I will start floor this month. How about a web page, I read conflicting information. I can get a basic one up thru my association at no cost. Should I do that? Any suggestions are greatly appreciated. Thanks.

You should do a webpage regardless. You just need one, many clients today simply expect you to have one.
As for your prospecting, mailing is all well and good but it should come after prospecting that involves actually shaking hands with people and looking them in the eye.
Instead of doing a mailing, why not put together a packet for your farm and hand deliver it to each door - no knocking, just put it at the door with a note that out of respect for their privacy, you have not knocked but left them with information that might be helpful for them.

Better yet if you have kids old enough to deliver them pay them to do so. Pay your kids to stuff envelopes, put the packets together and any other minor tasks. That way instead of giving them an allowance you can pay them that same amount and deduct it off your taxes! Originally posted by RebelBroker: You should do a webpage regardless. I found large post cards (black and white) delivered by me door to door was a great way to make a major impact and keep my costs (and weight) down. Do it 3 times per month. Always put an area CMA on it and you will own the neighborhood in 4 months. Also keep it to no more than 200 homes.

First of all you should select a niche or two. That way your mailings can be targeted specifically to those people. Remember, what is important to a buyer is not important to seller and so on. There are many niches you could choose. Second, any marketing material you send or deliver should have specific content in order to motivate your niche market to contact you. Hi ya'll,
I am a college student majoring in Real Estate and wanted to go ahead and start get licensed. Would you suggest taking online classes? If so, could you provide me with a website that offers online classes for real estate. Do buyers factor the realtors age in their decisions on which realtor they will work with, because I'm only 20 but have a great work ethic, love real estate, and can't wait to start working in the profession.

Thank you I am also young (24). People are people. Some will not like the fact that you are young, but that's the challenge that you will need to fight. Try to get the chance to speak with a person if you think they might be like that. That way, when you start talking and they realize you know what you're talking about, they now look at you like the professional, regardless of age. Some will still be hesitant to work with someone so young, but that's the way life is. It's a numbers game. The more people you speak to, the more likely you will turn some heads your way! About the online classes, I would go to an actual live class because then you can ask questions at your leisure. But remember, the majority of stuff you will learn in real estate school has nothing to do with the actual business. You will want to persue additional educational classes from the company you choose later. Most of the real estate school information is just laws and facts. They don't actually teach you how to get through the business. It's basically just to get you to pass the exam. If you are enthusiastic about getting into real estate, that's a great start. Just keep that motivation and you should be fine. Hope this helps...

While you get a more thorough education going to in-class sessions, my wife and I did it all online through www.championsschool.com. They are probably the best school in Texas. If you go to the classes you could spend 2-3 months; online much faster. www.Licensetutor.com was also a great supplement--I highly recommend that and its tailored for Texas too.
